Driving the coast from Malibu to Newport offers beautiful views..

After previewing properties up in Malibu earlier this week, we decided to take a drive down the coast back to Orange County.   It always strikes me, how lucky we are here in Southern California to have an amazing coastline so near.   We snapped a few pictures along the way... take a peak!







Being a real estate professional in Southern California, we know the love clients have for beautiful sunsets and ocean views available to them up along the coast from Newport Beach to Malibu.

I highly recommend taking a drive, but more importantly take the time to stop and enjoy the view!

Newport Beach 2016 Real Estate Recap

The sun has set on 2016 and as we look to 2017, you might be wondering how did the Newport Beach, California Real Estate Market perform overall? Throughout the year we heard in the media, prices were up, it's a sellers market, buyer demand is strong and the good news continued.. But what did all that really mean when you look at the numbers? 





Below is a review from the Orange County Association of Realtors at how all the numbers shook out in 2016. We will split this out into two segments: Detached homes and Attached homes:

Newport Beach Detached 2016 Home Sales:

  • Median Sales Price in Newport Beach, California for a Single Family Detached Home was $2m and that was up 7% from 2015. The Average price was just over $2.5m 
  • Sales Volume in 2016 was slightly down 2015.  
  • Days on the market: The average days on the market to sell a single family detached residence was 91 in 2016.
  • Year end Inventory was up from 2015 by 12% with 4.6 months of inventory available to home buyers.

With the increase in inventory home buyers have many opportunities to find their dream home.

Newport Beach Attached home sales:

  • Median Sales Price in Newport Beach, California for a Attached home i.e. Condo/Townhome was $892k and that was up 2.5% from 2015. The Average price was just over $1m.
  • Sales Volume in 2016 was just about the same from 2015.
  • Days on the market: The average days on the market to sell a single family detached residence was 82 in 2016.
  • Year end Inventory was down from 2015 by 10% with 3.2 months of inventory available to home buyers.
The overall market in Newport Beach is very strong, especially in homes priced below the median.  Homes priced right, presented beautifully and available are currently selling at about 96% to the list price.

Irvine Real Estate Report 2016.. What is your home value?

Happy New Year Irvine, can you believe 2016 is in the rear view mirror?  It was a very productive year for the Irvine real estate market and 2017 looks to be just as promising.

But before we move forward in the New Year, let's take a look at the overall Irvine, California real estate market in 2016.  Below is a snapshot of the market, from the Orange County Association of Realtors, broken into two segments, Detached Single family residence and Attached homes, i.e. Condo's and Townhomes.




Irvine Detached Homes:

Summary of Detached Homes:

  • 2016 Sales Volume for December was up 19%; overall for the year the number of closed transactions from 2015 was up 4.5%
  • Median Price of a Single Family Home in Irvine in December was just over $1m, for the entire year it was $965k. Overall Irvine home values were up just over 7%
  • Inventory continued to be low throughout 2016 with the year ending with less then 2.5 months of available homes.

Irvine Attached Homes:

Summary of Attached Homes:
  • 2016 Sales Volume for December was down nearly 17%. Though overall for the year the number of closed transactions from 2015 was up approximately  10%
  • Median Price of a Condo/Townhomes in Irvine for December was $629k. For the entire year the median price was just under $590k, which equaled a 7% increase in home values.
  • Inventory continued to be low throughout 2016 with the year ending with less then 1.5 months of Inventory 
Lack of available homes and strong demand continues to drive the Irvine real estate market.   As you will note, the inventory of Condo's/Townhomes was down 30% in December.  Homeowner's in this bracket who are considering a move this spring would benefit from listing now before spring inventory increases. Opportunity is knocking!!

We had an wonderful time and feel so privileged to be asked to speak on ETTV regarding the real estate market in South Orange County and the market overall in the US.  Take a peak.


We discussed the overall 2016 real estate market as well what international buyers can expect in 2017 with interest rates changes, etc.  A good portion of the time we discussed the opportunity international buyers had in various states, during the shift in the market in mid-October of 2016.  Where our team helped international buyers purchase homes priced from $700,000 up to $8,000,000.
